  2. Check the declared completion date against actual site progress — registration is not the same as a delivered, occupancy-certified building.
  3. Verify the exact carpet area, floor and unit number in your agreement match the sanctioned plan (not the brochure's saleable area).
  4. Confirm the title, the 7/12 land extract and that your payments go to the project's designated RERA escrow account.
