A real project, from the real filing

1. One low floor here is a bad buy

In towers T1 and T2, do not take the first floor — the cheapest one. The approved drawing places a diesel generator room and an electrical panel room on that same floor. Ask, in writing, how far the offered flat is from them.

Ask for a low floor in a different tower. Or ask what the price is on the second floor and above.

2. If they charge extra for “shops”, this is what you are paying for

Eight shops, each about 202 sq ft. The filed papers price them at about 2.3 times the flat rate.

If your price has extra money in it for shopping or convenience, ask what that money buys. It buys eight small shops.

3. Two towers, same price. They are not the same.

T5 and T6: both 33 floors, both club-side, usually offered alike. The drawings show different things under them. Ask which tower has the substation and the car ramp below it — in writing.
