A real project, from the real filing

Only the 35–46 and 67–82 rows sit beside the golf course. Villas 106–114 border land marked “Future Development”. Same project — not the same villa.

This is a real sample report, not a template — every crop below is from the actual filed drawings and papers.

1. The golf edge is real — for specific rows only

The sanctioned plans place the 35–46 and 67–82 rows beside the 9-hole golf course. On the other side of Phase 1, the layout puts villas 106–114 directly beside land marked Future Development — nobody can tell you today what gets built there. The golf edge also comes with a trade-off the drawings show plainly: edge rows have an internal road alongside, and the western row has a 20-metre road just outside the boundary.

Show me a Phase I villa in the 35–46 or 67–82 rows, beside the golf course — not a villa beside the Future Development parcel.

2. If a lift matters, the drawings name your villas: 86 and 88

Most villa plans here are stairs-only. The checked plans establish both lift and stairs in Villas 86 and 88 — a real, specific starting point instead of a brochure preference. Take it with open eyes: villas 83–88 are drawn beside a 12-metre road.

3. The basement is not a bedroom — price it as what it is

The basement labels on the sanctioned plans read hall, home theatre, bar, pantry, lift, passage — not bedroom accommodation. If a villa’s price treats basement area like bedroom area, ask for the signed area break-up and push that portion’s value down.

Give me the signed area break-up first. I do not pay bedroom rates for basement halls.

What we refuse to guess at

  • Which villa numbers are available today — the plans establish positions and types, not the sales list.
  • Whether the golf edge stays open forever — we can only read what the sanctioned sheets label today.
  • Sound, light and privacy — the drawings show roads and edges; they cannot promise how they feel.
