01 What the golf address includes

The green has protection.
The club has separate terms.

Greater Noida’s development authority, GNIDA, requires 12.5 acres of recreational green where construction is not permitted. The revised master marks that green. Its January 2024 letter also requires public access in perpetuity to 75 acres of recreation and facilities, with security near residences.

Our buying read

The designated green is a meaningful attraction. The filed agreement separately retains developer ownership of the master golf course and club, permits public use and provides for membership and usage charges. A premium for a private, included golf lifestyle needs more than the address.

02 The surroundings you live with

Farther from the plant.
Closer to the exit.

A3 Pearl is farther from the main A1-side plant block and adjoins the low-rise homes. Its end also sits towards Gate 03 and the basement exit. A2 Coral has a central green-side position, with community halls behind the lobbies.

Our buying read

Begin with A3 for distance from the main plant, or A2 for a central position. Keep A1 Amber’s outward/green-side homes in the comparison for their open end. Amber’s sewage-treatment, generator and entry-ramp neighbours make the offered rooms’ positions especially important.

Road-side rooms can receive morning and winter sun, subject to the actual glazing, balconies and shade.

Green side · broadly north-west

Green outlook.
Summer evening sun.

Inward-facing rooms may receive late-afternoon summer sun. A green-facing home is not automatically cool all year.

Direction discussion: report p. 8. These are approximate site-side quadrants. Residential floor plans are absent, so neither flat-door direction nor cross-ventilation is established.

03 The money at stake

Three agreement forms.
Different protection for your money.

The filing contains an 18-page model agreement, a 32-page adapted form and a 52-page detailed agreement. The report compares their cancellation, area-change and delay terms before you commit to a final version.

Our buying read

Start the contract discussion with booking money and the forfeiture clause. The detailed form defines booking money as 20% of Total Price and includes wording extending forfeiture to the entire price on buyer default after the occupancy certificate. The report identifies this as a priority for legal revision, while retaining useful benefits such as the first-transfer waiver.

These are terms in unsigned filed forms, not proof of the final contract or a ruling on enforceability. The report calls for property-lawyer review of the agreed version.

These are tower-position recommendations. The supplied filing has no typical residential floor plans or live price list, so the report cannot name a preferred flat number, establish today’s availability or justify a universal tower premium. Its declared completion horizon is 6 May 2030.
