A tower’s position, the direction of its living rooms and the floor above it can matter as much as its carpet area. Three findings turn the drawings into a buying comparison.

01 Outlook & future development

The centre of the arc
is a future phase.

The blue land inside the orange Phase VIII boundary is Phase IX: 3.231 acres with a residential building-area allocation. Its final buildings, heights and delivery dates are not settled by this plan. The open centre cannot be priced as a permanent park.

Our buying read

Start with B’s north-west living side for inward landscape and greater separation from the northern service yard. Keep A’s north-west side as the next comparison, with more southern gate and road exposure at lower levels. Both need the future phase included in the view and price discussion.

The plan separates the land bought into from the land seen beyond it. Colony-wide amenities also need their own access and ownership terms. Report p. 12.

02 The home behind the area figure

A broad living face.
A narrower working kitchen.

The standard home has 207.703 sq m of carpet area, four bedrooms and a generous combined living/dining room. Living rooms and most bedrooms open along the tower’s long faces. The kitchen and utility sit at the short end.

Our buying read

The long balcony is a genuine strength for light and outdoor living. It also connects zones outside bedroom windows: guests using it may pass those rooms. For a household with live-in help, the utility and separate WC deserve a close look—the plan does not label a distinct staff bedroom.

Room dimensions reveal how the area is used. They do not establish two open sides or cross-ventilation for every room. Report p. 7.

03 Floor choice & services

Three homes.
A different fourth neighbour.

Ordinary floors have four homes. Floors 17, 26, 35 and 44 have three, with the fourth position replaced by services and a common emergency refuge. On the 26th floor, the plan shows a 55 sq m tank room and booster-pump room.

Our buying read

For a straightforward ordinary-floor comparison, the report starts with 19–24 and 28–33, away from the refuge floors and their immediate neighbours. If considering a refuge-floor home, compare the one diagonally away from the equipment first, alongside its view and price.

Refuge Floor A/C and B/D plans · Report pp. 9–11. The equipment differs by refuge floor. A home below the replaced-home position needs a different check from the other homes on that same floor; adjacency alone does not prove noise or leakage.

Fewer homes on a floor comes with a different neighbour. The ordinary-floor bands are a buying preference, not a measured optimum. Report p. 10.

Alternatives worth comparing

Start with the home
that suits your day.

The report names the tower, living side and floor band. The filing does not reliably connect sale numbers to positions on the floor plan, so it cannot safely name numbered flats.

B · north-west.
Then A · north-west.

B is the first inward-facing comparison, away from the northern plant. A is a useful alternative with more southern road and gate activity at lower levels. Their north-west living faces bring afternoon exposure; future Phase IX belongs in the outlook assessment.

D · east-north-east.

Start here if morning light matters more than an inward outlook. The report also identifies the eastern 66 kV corridor and neighbouring land. These are living-room directions; an east-facing entrance would be a separate choice.

Five bedrooms on the main level

The penthouse.
A different family plan.

The 12 penthouses have 450.333 sq m of carpet area and five bedrooms on the main residential level, with living space across both broad faces. The report separates this from mezzanine access, roof services and rights that need to be explicit in the agreement.

F places the nursery close to home. E and F also sit closest to the northern plant cluster. The report compares these conveniences and service neighbours, alongside shops, vehicle routes and basement parking.

For a lower E/F home, compare the inward side with the service-yard side. The F nursery location is supported by the stilt plan and area row; a conflicting ancillary caption is retained in the report. Report p. 15.
